Municipal Development Plan (MDP) and Land Use Bylaw (LUB) Open House
The Town of Bruderheim is Updating Its Municipal Development Plan and Land Use Bylaw
As the Town of Bruderheim continues to grow and change, it’s important to have up to date plans to help guide development and support a strong, sustainable future for residents, businesses, and the broader community.
Two key documents help shape how our town grows and develops:
· The Municipal Development Plan (MDP)
· The Land Use Bylaw (LUB)
The Municipal Development Plan (MDP) is our community’s long-term roadmap. It outlines how Bruderheim will grow over the next 20 years. It sets a vision for the future and provides high-level guidance on land use, transportation, infrastructure, and environmental considerations.
The Land Use Bylaw (LUB) is more about the day-to-day details. It assigns zoning (called land use districts) to every parcel in town and lays out the rules for how land and buildings can be used and developed. It implements the MDP along with other plans like Intermunicipal Development Plans (IDP), Area Structure Plans (ASP) and Area Redevelopment Plans (ARP). The LUB ensures that everyday development decisions align with our long term planning goals.
These documents work together to manage land use, support orderly development, and shape the daily life of the community. The graphic below illustrates the hierarchy of plans and how they interact with one another.
Why Are These Plans Being Updated?
The current Municipal Development Plan (Bylaw No.15-2013) was adopted in 2013, and the Land Use Bylaw No. (33-2015) followed in 2015. While both documents have had several amendments over the years, it is time for a review and update to ensure they continue to serve the community effectively. Here’s why we are updating them:
· To align the Municipal Development Plan and Land Use Bylaw with regional and provincial legislation and policies that have come into effect or have been removed since the last updates.
· To ensure consistency between the LUB and the long-term direction and goals outlined in the MDP.
· To reflect emerging trends and respond to evolving development demands.
The MDP still reflects many of Bruderheim’s core values, so the focus will be on refining current policies and updating maps. The LUB will get a more in-depth update to ensure it aligns with higher level planning documents and provides clear, effective rules for future development.
Project Process
The Town has engaged Stantec Consulting Ltd. to support the planning process, which will be carried out in four key phases:
· Phase 1: Project Initiation
· Phase 2: Baseline and Context Review
· Phase 3: Drafting the Land Use Bylaw and Municipal Development Plan (This is where we are now!)
· Phase 4: Finalizing the Land Use Bylaw and Municipal Development Plan
